Our Approach & Scope of Work

Bay Area Mechanical completed the installation of a new mechanical ventilation system serving four underground storage areas at the Ladera Apartments to improve air circulation and meet ventilation requirements.

The project included furnishing and installing four ceiling-mounted transfer fans serving various storage and utility rooms. Our team also installed new intake louvers with fire dampers at each storage room, fabricated and installed sheet metal and spiral ductwork, and routed each ventilation system to exhaust into the parking garage. All ductwork connections were professionally sealed, supported with Unistrut framing, and completed with firestopping where required.

Due to the post-tension concrete structure, Bay Area Mechanical coordinated post-tension scanning prior to drilling and anchoring equipment, ensuring safe installation while minimizing impacts to the existing structure. The project also included concrete saw cutting for new wall penetrations, installation of vibration-isolated equipment supports, startup and operational testing of all ventilation systems, airflow adjustments for balanced performance, and complete site cleanup upon completion.

The completed system provides reliable ventilation for the underground storage spaces while enhancing occupant safety and meeting the project’s mechanical and fire protection requirements.
